‘Aging-In-Place’ and Universal Design Homes

Conceived by the folks at RoseWood Village, The ‘Madison’ and ‘Shenandoah’ Villa floorplans are the two most popular floorplans as part of the 25 unit, Phase I, Assisted Living Community of RoseWood Village at Wintergreen. Both plans are just under 2000 square feet, with the ‘Madison’ at 1,957 livable sqft., and the ‘Shenandoah’ at 1,897 sqft. The concept for these plans spawned from a collaboration between D.S.I. Architects (Columbus, Ohio) and RoseWood Village (Charlottesville, Virginia). The units were designed and built in strict accordance to ‘Universal Design’ principles that promote long term accessibility, ‘aging in place’, and easy living. To name just a few of the long list of features, these units include wheelchair accessibility throughout the first floor of the home (including access to two car garage), wheelchair accessible zero-threshold masterbath shower, raised electrical outlet and lowered decora rocker switch locations to 40″ (from standard 48″), ADA kitchen and bath vanity cabinetry, and easy access double drawer dishwasher. In short, every inch of the home is enhanced to allow for ease of accessibility, no matter what stage an owners’ mobility may be.

Evergreen collaborated with RoseWood Village or several months compiling a superior finish package, with many finishes that are most often considered as ‘upgrades’ by other providers, as being standard for the Villas. Additional optional features have included whole house sound systems, complete installed 5.1 home theater systems, whole house central vac system, heated tile floors, engineered hardwood flooring throughout, and optional interior trim packages. Due to design flexibility, these units also lend themselves quite well to an optional loft floor that provides approximately 600 (to 800) additional sqft. of living space and storage.

The architectural design is superior, and exterior finishes of these homes are of the highest quality materials and method of construction. Most notable is the custom hand laid Tennessee/West Virginia thin cut stone water tables chosen for the Villas. In the Spring of 2008, the model home at RoseWood Villas, constructed by Evergreen, won the 2008 Blue Ridge Builders’ Award for ‘Best Exterior’.

As an EarthCraft certified builder, Evergreen was able to offer RoseWood Village Corp. an option to incorporate one of the most recent unit starts into the EarthCraft of Virginia ‘Green Home Building Program’. In January of 2009, the home on lot 16 was awarded the EarthCraft Home Certification, showing high marks, including receiving the highest rating possible for the home’s envelop and duct work air leakage pressure tests.
